Chicago-based Golub & Company LLC and its affiliates are active internationally in real estate development, acquisitions, asset and property management, leasing and corporate real estate services. The Company has developed, owned or managed more than 50 million square feet of properties valued in excess of $10 billion.
We are currently seeking a Regional Property Manager to directly oversee a portion of Golub's residential portfolio in the following markets: Denver, Atlanta, and Chicago. Assigned properties and markets are subject to change based on the needs of the portfolio. The position will be based in Chicago, IL and will report to the Vice President of Property Management and essential duties and responsibilities include:
- Recruits, trains, and supervises the residential property teams of managers, assistant managers, administrative and leasing employees. Develops personnel to ensure successful operations at each property. Assists with onboarding of new staff members. Manages their performance in accordance with company policies, values, and business practices.
- Travels regularly to assigned properties.
- Handles property personnel issues and reports any significant concerns or situations VP of Property Management and/or Human Resources Department.
- Supervises the annual management plan and budget for each residential property to meet the goals and objectives established by the owner. Reviews, approves, and helps implement operating budgets. Determines and resolves financial deficiencies in the portfolio.
- Establishes and maintains uniform residential policies and procedures.
- Reviews, analyzes, and interprets market data, monthly financial and leasing reports and identifies emerging trends that may impact the performance of the properties/portfolio.
- Addresses escalated resident concerns and resolves complaints.
- Ensures the appearance and physical aspects of the properties meet the established standards through routine site and safety inspections and communicates concerns and requests for capital as needed to provide for the physical upkeep of each assigned property.
- Provides oversight of maintenance and vendor activities and agreements. In particular, works closely with residential property managers to track and ensure apartments are turned and unit renovations are completed in a timely manner and in acceptable condition.
- Ensures assigned properties are maintained properly and oversees third party maintenance vendors to verify that required annual inspections and preventative maintenance programs are maintained.
- Reviews requests for proposals and bids for contract services submitted by residential property managers.
- Ensures construction / capital improvement projects are accomplished at the property level.
- Administers Residential Compensation Plan.
- Supports due diligence for new acquisitions and supports dispositions for ownership or management changes. Manages property takeovers using established checklist.
- Ensures property operations in portfolio are in adherence and compliance with governing business documents (including but not limited to closing documents, Property Management Agreements, or governing programs).
- Utilizes property management software, word processing, spreadsheet, and database management applications to complete and produce required reports.
Qualified candidates will have a bachelor's degree from four-year college or university and minimum of 8 years of related experience, preferably in real estate or similar industry, or equivalent combination of education and experience. Strong residential operations experience and proven leadership, administrative, and organization skills required. Must also have thorough understanding of accounting and financial concepts. Must be willing to travel regularly (50%) to assigned properties, subject to change based on portfolio needs.
To perform this job successfully, an individual should have knowledge of Yardi, Microsoft Outlook, Word and Excel. Experience with Entrata, Rent Café, CRM, and other residential management and accounting software preferred.
The salary range for this position is $140,000-165,000, based on experience. This position also qualifies for a discretionary year-end bonus.
